What is MLER and DLER?

The Direct Labor Efficiency Ratio (DLER) measures the productivity of employees that spend at least half of their time providing client or customer-facing value to owners or tenants. In it’s most basic terms, DLER measures the amount of revenue generated for every dollar spent on direct labor employees.

The Management Labor Efficiency Ratio (MLER) is similar to DLER. It measures the productivity of employees that spend at least half of their time managing direct labor employees or in property management sales and marketing. It measures the revenue generated for every dollar spent on management labor.
